Understanding your calendar, inbox, and payouts

Last updated: September 18, 2026

Three parts of the dashboard do most of the work. Knowing what each needs from you keeps hosting straightforward.

The calendar

What it does. Controls what guests can book. Open dates are bookable, blocked dates are not, and confirmed bookings block themselves.

What it needs from you. A weekly check, and an immediate update whenever you take a booking elsewhere. A stale calendar causes double bookings, which force host cancellations, which carry review markers, financial penalties or suspension.

Worth knowing. Open dates far enough ahead for people planning trips. Siargao's peak season, September to November, is booked months in advance.

The inbox

What it does. Holds your message threads with guests, tied to each booking.

What it needs from you. Daily attention while you have guests arriving or staying. Quick replies before booking win the booking; quick replies on arrival day prevent problems.

Worth knowing. Set an automatic message per listing to cover the questions that come every time. Keep everything on the platform, because these messages are the record Koobo uses if a dispute arises.

Payouts

What it does. Shows your balance, the status of each payout and the breakdown of deductions.

What it needs from you. Very little, once bank details and your business permit are in place. Check that the deductions look right, and keep your details current.

Worth knowing. Payouts release after a booking is completed, not when it is booked. Generally initiated the first Saturday morning after checkout, typically within 1 to 7 days, then up to 14 days for the bank transfer. Commission comes out automatically at 12% on properties and 17% on activities and rentals.

The rhythm

Calendar weekly. Inbox daily while hosting. Payouts after each completed booking. Everything else when something changes.
