Pricing is yours to control and you can change it whenever you like.
How it works
Open the listing in your host dashboard and update the price. The change applies to bookings made from that point on.
Confirmed bookings are never affected. A guest who has already booked keeps the price they paid. You cannot raise it afterwards, and you cannot ask for an undisclosed top-up on arrival.
What to include in the price
Everything mandatory. Build in your own tax obligations, because Koobo shows prices exclusive of tax unless a separate line is displayed at checkout, and the guest pays the total shown there.
The only things payable on the day are genuinely optional extras, a disclosed security deposit, or a government-mandated fee flagged in your listing.
Remember commission comes off the top
Your payout is the booking price less commission: 12% on properties, 17% on activities and rentals. Work backwards from the net figure you actually need rather than pricing on the gross.
Timing matters
Change prices ahead of demand, not during it. Raising a rate the week before peak season means most of those dates are already booked at your old price.
Siargao's pattern: September to November peak for surf, plus Christmas, New Year and Holy Week. The quieter months are where a lower rate genuinely moves occupancy.
If dates are not converting
Price is the usual suspect, but check the photographs first. A listing with strong images and a clear description will outperform an identical one priced lower with two dark photos.
Discounts and referral codes
When a guest books through a creator referral code or a promotional campaign, the booking price is reduced before your payout and Koobo's commission are calculated, so your payout is based on the discounted figure. These campaigns bring travellers to your listing who would not otherwise have found it.
