Can I change pricing anytime?

Yes. Pricing is entirely yours to control, and you can change it as often as you want from your host dashboard.

When a change takes effect

Immediately, for new bookings. Anyone who books after you save the change pays the new price. Bookings already confirmed stay at the price the guest paid.

Pricing around demand

Siargao's demand is seasonal and the swing is significant. A few patterns worth pricing against:

  • September to November is peak surf season, when northeast swell lights up the east coast and accommodation in General Luna gets tight.
  • Holy Week and the Christmas and New Year period bring heavy domestic travel.
  • The quieter months are where a lower rate genuinely moves occupancy rather than just reducing your margin.
  • Events such as a major surf competition can fill the island for a week.

Practical advice

Change prices ahead of demand, not during it. Raising a rate the week before peak season means most of those dates are already booked at your old price.

If a set of dates is not converting, the price is usually the reason, but check your photographs and description first. A listing with five strong images and a clear description will outperform an identical property priced lower with two dark photos.

What you cannot do

You cannot increase the price of a confirmed booking, and you cannot ask a guest for an undisclosed extra amount on arrival. Anything mandatory needs to be in the listed price.

A note on discounts

When a guest books using a creator referral code or a promotional discount, the booking price is reduced before your payout and Koobo's commission are calculated. Your payout is based on the discounted figure. These campaigns bring new travellers to your listing who would not otherwise have found it.
