Can I change my cancellation policy?

Yes. You can change the cancellation policy on any listing from your host dashboard whenever you like.

The important limit

A policy change is not retroactive. Any booking that is already confirmed keeps the policy that was displayed to the guest at the time they booked. That is the policy Koobo will apply if they cancel, and it is the version that appears in their booking details.

This protects both sides. A guest cannot have the terms of a booking tightened after they have paid, and you cannot be held to a policy you have since moved away from on bookings that have not happened yet.

When to review it

Worth revisiting when:

  • Seasons change. A strict policy makes more sense in peak season, when a late cancellation is hard to refill, than in a quiet month when it mostly deters bookings.
  • You are a new listing. A more flexible policy lowers the barrier for the first few guests who have no reviews to reassure them.
  • You keep seeing the same dispute. If guests are repeatedly surprised by your terms, the problem is usually clarity rather than strictness.

Making the change stick

Update the policy on the listing itself rather than only mentioning a different arrangement in messages to a guest. If your listing says one thing and your messages say another, the listing is what Koobo will apply.

If you want to offer an individual guest something more generous than your published policy, you can always agree to that at the time. Being more flexible than your policy is never a problem. Trying to be stricter than it is.
